How Much Does it Cost to Power Wash My House?



The Short Answer is: It All Depends...


Obviously there are a number of variables to consider when taking steps to get the exterior of your house cleaned.


  • Should I rent a pressure washer and do it myself?
  • Should I hire someone to do it?
  • Should I buy a pressure washer and do it?
  • Will I need to get on a ladder?
  • Is that mold, mildew or algae on my siding?
  • Do you clean vinyl, aluminum, stucco, wood siding or brick the same?


Typically the north side of the house will accumulate the most mold, algae and grime, followed by other areas that get less sun. Weather and nearby vegetation such as tree, shrubs and other plants may also play a role as to the condition of your walls.


If you are thinking of renting or buying a pressure washer to clean the siding of your home, here's a few things to consider:


Which tips/nozzles to use? This is vital because the wrong tip could blow a hole in your siding.

How many gallons per minute (GPM) do I need to wash my house?

How many PSI in enough to wash off grime?

Should I use a gas or electric powered pressure washer?

Which soap or chemicals should I use? Does it matter which type of siding?

Can I reach the second floor with my ladder?


There is definitely a satisfaction that comes with a job well done! However, if you do not already know how to clean your siding, chances are you will spend an exorbitant amount of time, and ultimately money getting the task completed. Fortunately, we have the answers to the questions above and have years of experience learning the right (and wrong) way to clean the exterior of your house.


A decent pressure washer that will throw enough GPM to clean your house (you should be less concerned with PSI and more focused on GPM) will be able to be adjusted, through using the correct nozzles, will cost at least $900 and they don't carry them at the big box retailers. Another thing to consider: the pump on the consumer grade machines are typically designed to be used a few times per year. So, if you get one for $300, it's realistic to only plan on using it a few times per year. In addition, you will need specialized nozzles (not the ones that come with the consumer grade machines) and they most likely only carry those at commercial suppliers. Using the tips that come with the machine could cause 2 problems, 1). You blow the siding right off your house and/or 2). The water turns into mist after 5 feet and you can't reach very far. If you're trying this and get on a ladder, you probably won't be able to reach the second floor and be very careful pulling the trigger while on a ladder, serious injury could occur.


Next, you'll need to figure out which detergent to use. Chemicals that you use on vinyl siding are not suited for aluminum siding. Vinyl siding cleaner will pit the aluminum and speed up the oxidation process. Similarly, wood, stucco and brick require specific considerations. The chemicals will cost you around $11 per gallon and you'll probably need at least 2 gallons.


We are partial to consulting a professional to get your house washed, of course and don't intend to cause fear, but we think it's important to  point out the real cost of doing this yourself. Working with a highly rated power washing company in your area can, at the very least, give you an idea of the cost up front so you'll know whether of not this is something you want to tackle yourself.


Also important, make sure to ask about the company's insurance and set proper expectations ahead of time. It goes without saying that you should use discernment when hiring an outside company to do work at your home.

In the Columbus, Ohio area, a typical rate for power washing of a house ranges from $150 to $450 for a home with vinyl siding. Other types of siding, such as wood, brick, stucco, dryvit or hardie plank, may need to be soft washed, which could increase the price due to increased materials and time.
